A location within a few blocks of a BART station has been a coveted feature among San Francisco house shoppers for nearly four decades.
That feature may soon extend to San Francisco homes in Bernal Heights and Ocean Beach in the Outer Richmond.
As the popular rapid transit system contemplates its 2012 plans, BART finds itself in a more flush cash position than in recent years. BART’s revenue had been negatively affected by the economic downturn. The commuter rail system has rebounded strongly, though, and the San Francisco Chronicle reports that BART is contemplating San Francisco expansion plans involving stations in Bernal Heights and possibly Ocean Beach.
“Over the past few years, we’ve just been trying to keep our heads above water,” Carter Mau, Executive Manager of BART Budget and Planning, told the Chronicle. “Now that we’ve recovered a bit, it’s time to start looking at our future.”
That future might include some convenient new transit perks for owners of homes in Bernal Heights and homes in the Outer Richmond.
The proposed Bernal Heights and Ocean Beach BART stations are unrelated expansion proposals, and neither is contingent upon the other. A betting individual might be more inclined to wager on the proposed Bernal Heights station becoming a reality.
The theoretical Bernal Heights BART station could be built in to the current BART line, between the 24th Street Mission Station and the Balboa Park Station. The proposed “infill station” — a station built in to the already-existing rail line — would be located at Mission and 30th Street.
The BART-to-Ocean-Beach proposal, called “BART to the Beach”, would be a far larger and more time-consuming infrastructure enhancement. If enacted, this plan would build BART stations beneath Geary Boulevard, through The Richmond District, with the line ending at scenic Ocean Beach.
“I’ve always said you could get to downtown San Francisco quicker from Richmond city than from the Richmond District”, BART Director James Fang told the SF Examiner. Fang projects the proposed Ocean Beach line would take seven to eight years to complete.
Additional proposals for new BART stops outside San Francisco include stations in Oakland’s Jack London Square, Livermore, Brentwood, and Crockett.

As of lately urban living has been trending upward, spanning out to be far more then just a real estate market category but ultimately a full on lifestyle. The winning factor of it all is that it doesn’t necessarily just call out to one distinct group of people but caters to a wide range of individuals. From the retirees looking to mellow out, but not slow down, in a bustling city where everything from grocery stores to coffee shops are within a respectable distance, to parents wanting to provide their children with a culturally rich upbringing within the upbeat elements of a diverse city, and also to the twenty something’s that are looking to emulate old Sex And The City episodes in a vibrant atmosphere that can act as an adult playground. Urban living provides a wide berth of full city amenities that people from all walks of life can appreciate. It’s contemporary upscale luxury placed in, the center of it all, downtown areas.
Hoyt Morgan, president of CondoDomain.com, had this to say when I asked what benefits urban living can provide for CondoDomain home buyers:
“Urban Living is as much a lifestyle decision as it is a financial or simple shelter decision. Its about the energy of a city. The unique vibe of a specific city or neighborhood in a city. People consider all the shopping, grocery, public transit, restaurants, bars, museums, etc that they can walk to. They consider where they have access to public space/outdoor space. They think about lifestyle in addition to the practical matters, and in a different way a suburban or rural homebuyer would.”
And right he is. The constant availability of all that you need makes urban living not only an appealing lifestyle option but also a convenient one. Hip home seekers find comfort within several different home types, high rise condos and townhomes, skyscraper apartments and converted lofts, some of which are nestled right above useful businesses, which aren’t just your local drugstores or doughnut shops, but places such as 4 star restaurants, Starbucks, and Safeway’s.
Urban living also cuts out the need for long commutes and in some cases the need for vehicles all together, with it’s easy accessibility to public transportation. It also varies widely in demographics and socioeconomic development. It began it’s reemergence in popularity about a decade ago when downtown areas across the country began undergoing revitalization and many cities began investing in new projects and city .
It has now morphed into a full on lifestyle. One that mixes the convenience and thrills of downtown living with the comforts of modern luxury. A lifestyle that has something for everyone; something for intellects, art lovers, retirees, businessmen, families, recent college graduates, club goers, bar hoppers, and thrill seekers. It accommodates different price ranges, fashion statements, food taste, and it also host an array of activities for all to enjoy.

Greetings Blog Readers and welcome back. The property that I am reviewing today is located in the center of the city: 77 Van Ness SF, CA 94102.
These condos are just a few short blocks from the heart of the San Francisco performing arts community & are surrounded by three of San Francisco’s most artistically inclined & culturally diverse neighborhoods: Hayes Valley, the Castro, & the Mission.
This is an 8 story, 50 unit mixed use building that greets you with a grand marble lobby floor and lobby attendant. Each studio, one bedroom, and two bedroom condo has a large kitchen with contemporary European style cabinets. The bathrooms feature over-sized tubs, while floor-to-ceiling windows and outdoor patio/deck areas provide breathtaking views.
The central location of 77 Van Ness Condos provides some of the best luxury options the city has to offer. Hayes Valley’s nightlife offers exclusive hot-spots like the Belle Époque inspired ‘Absinthe Brasserie and Bar,’ the home of renown meals and creative cocktails. Well known for the music conservatory, the symphony, the opera and the ballet, the nearby Civic Center/Van Ness Promenade is the heart of our city’s performing arts. The local AMC also features a delectable choice between foreign cinema and American films. There will always be an enriching answer to the question, “What should we do tonight?”

Finding a place to call home in the Bay Area is an adventure in and of itself—one that carries with it both a sense of excitement unequal to apartment hunting anywhere else, and a set of challenges unique to this part of the Golden State. Call them cozy, snug, homey or charming; the fact remains that apartments in and around San Francisco are small. So how can you be sure you’re getting the most for your money when it comes to your new bay area apartment or condo? Here are a few ideas for finding the perfect place for you:
Prioritize
Before taking a look at a single For Rent ad, it’s essential to decide what is most important for you in an apartment. Knowing what you can’t live without (and, in turn, the areas where you are willing to be flexible) will help you narrow down your choices before driving all over the city. For example, if sweeping vistas and a dishwasher are essential to you, then you might be willing to sacrifice counter space and live with smaller closets in exchange for a fully equipped unit in Mountain View apartments.
Know thy Neighborhood
Where an apartment or condo is located is just as important as what is in the space itself. Whether you’re working with a realtor, rental service or just scanning online ads, don’t forget to ask plenty of questions. Is there a garage with assigned spots? (Street parking in the Bay is notorious for being next to impossible to find) What’s the crime rate like for the area? If you have children, ask about nearby schools and parks. Taking the time to research a potential neighborhood before making a decision can save you from the heartache of falling in love with a unit, only to find out that you’re scared to come home after dark.
Commute is Key
This is California, after all, and getting to and from work can often seem like the longest part of your day. Many a renter has moved into a beautiful apartment overlooking the water, only to realize (4 months into their lease) that they just can’t handle the ridiculous morning commute. It might be worth it to you to pay a bit more rent in order to stay closer to the office. Also, don’t forget to look into the Bay Area’s public transportation options. You may just find that accessibility to the B.A.R.T and other commuter friendly alternatives can help you make the decision on where you want to call home.
There is no place in the U.S quite like the Bay Area. San Francisco, Napa, San Jose, Sacramento… every city has its own unique feeling- an urban beat, a quiet retreat, a simple escape. Finding the perfect place to live may just come down to doing your homework, and deciding which personality suits yours best. Happy hunting.

We have all heard that old saying that, when looking for real estate, the three most important things to consider are location, location and location! And, while that is definitely true, people with children know that the three most important things are really schools, schools and schools!
While many people once debated between public and private education for their children, in today’s economic climate, the choice between public school districts within an area has become an even greater consideration than before as people choose their housing options. The Bay Area of Northern California is no exception; whether one wants to live in a city center or in more rural outlying areas, the quality of the local schools is nearly always at the top of a family’s list.
One excellent way to gather this information is to take a look at the website for the cities or areas you are considering. Most cities provide comprehensive information about all aspects of their community including housing, schools and other important community services.
For example, on the website for Pleasanton, California, a small community situated in the Tri-Valley Region of the Bay Area, one can learn about the community as a whole and can also research Pleasanton apartments and homes. In addition, information is available about the Pleasanton Unified School District which has not only been named a National District of Character, but also has 12 out of 14 schools designated as California Distinguished Schools. If a family were interested in living in a smaller Bay Area community, this certainly would be one excellent reason to look for housing in Pleasanton.
On the other hand, if one were interested in a more urban area, the website for the city of Oakland, California is a good example of that type of community. In addition to information about the Oakland Unified School District (and their 13 California Distinguished Schools), one can find information on everything from housing to recreation…there is even a link which describes the city’s 2006 “pothole blitz” project whereby 922 potholes were filled in 3 weeks! The ability to research the school district school-by-school in one place is certainly valuable to any parent when considering such a large community.
In fact, we are all very lucky that we live in a time when we are given access to so much valuable information at the click of a mouse! Without a doubt, looking for housing and, more importantly, reviewing schools for our children has never been easier. Furthermore, taking into consideration that the Bay Area is so large and that there are so many wonderful and diverse housing markets to choose from, it is amazing how much information we can gain before we even meet with a real estate agent! Being able to narrow our housing choices in advance is very helpful and, while selecting a neighborhood is still a very personal experience that most people make first-hand, prior knowledge about the community and schools can only help all of us to make more informed housing decisions about Pleasanton, Oakland and everywhere in between!

As parents, we make choices every day which impact our children to one degree or another and there is noquestion that choosing an area to live in the Bay Area, and subsequently, choosing the best school for our children, is one of the most important and lasting choices we can make for them.
